Solar revenue, financed and operated end-to-end

Add additional NOI to your business — from the roofs you already own.

NOI funds the energy system, installs it, meters it, bills residents, and pays you monthly — all on one contract. Zero capex, zero special assessment, zero operating headache.

Why NOI

Billing software won't buy your panels. Installers won't bill your residents.

The market is split in two: software vendors that meter and invoice — after you've already spent the capital — and installers that build the array and hand you the operating problem. NOI is the only stack that owns the whole chain, from the check that funds the roof to the deposit that hits your account.

Underwritten on your NOI, not your credit

We model the revenue the roof can produce and finance against it — so the program clears without touching your balance sheet.

Residents come out ahead

Enrollment holds because the savings are visible on the statement. Participation is what protects the revenue line.

The reposition

We navigate the ITC, tenant billing, and net-metering complexity — so your energy investments turn into profitable NOI.

Own the roof.

You keep the asset and the agreement. We add the meter and the billing rail underneath it.

Own the revenue.

Solar income lands next to rent — one invoice to the tenant, one payout to you, every month.

Own the upside.

When local power prices rise, your revenue per unit rises with them. The roof keeps appreciating.

The mechanism

From rooftop to revenue, in four steps.

You own the building. We operate the revenue layer on top of it.

  1. 01
    Assess

Send us a recent utility bill. We model production, tenant load, and local rates, then return a no-cost revenue projection in days.

  2. 02
    Install

Our partner network handles permitting, installation, and interconnection. Financed or owned — we'll quote both side by side.

  3. 03
    Enroll

Tenants get a magic-link invite. They see exactly what they save vs. the grid and enroll in autopay in under two minutes.

  4. 04
    Collect

Tenants pay via ACH or card. Stripe Connect routes net revenue to your bank. You get a clean monthly statement and dashboard.

The economics

A 24-unit building can add ~$17.7K in annual NOI. With no capex.

Tenants pay less than they did to the utility. You collect the margin. NOI takes a small share for running the rail.

Repositioning

“Solar is the mechanism. NOI is the outcome.

Stop thinking about panels. Start thinking about revenue per unit.

Common questions

The five things owners ask first.

Short answers on cost, timeline, legality and what happens if you sell.

What does NOI actually cost me upfront?+

Nothing. NOI funds, installs, meters and bills the rooftop system. Our installer partners offer PPA-style financing, so you pay no capex and revenue begins on day one. A portion of tenant payments services the financing over 10–15 years; afterwards you own the system outright.

How much additional NOI can a building produce?+

It depends on roof area, local utility rates and unit count. Use the calculator on this page for a first estimate, then send us the property and we come back with a free, no-obligation revenue estimate based on your actual roof and tariff.

How fast from signup to first income?+

Typical timeline is 45–60 days: intake call, site assessment, permitting and interconnect, install, tenant onboarding, first billing cycle. If your roof already has solar producing today, we can begin tenant billing in under a week.

Is tenant solar billing legal in my state?+

Yes — in the states we operate today. Tenant billing for onsite solar is legal and well-established; what differs is the regulatory framework. NOI handles compliance against each state's utility resale and submetering rules on a per-property basis. If we can't operate compliantly in your jurisdiction, we'll tell you up front.

What happens to the agreement if I sell the building?+

The NOI agreement transfers cleanly to the new owner. In practice, the additional five-figure revenue line tends to lift the building's appraised value at typical multifamily cap rates — and gives you a story to tell during diligence.
